RBS Multi-Family Development Information

Multi-family home developments are opportunistic real estate investments. Because of the substantial value we add by building from the ground up, RBS and partners’ multi-family developments will have some of our highest-yielding returns in Ghana. RBS purchases a property for the location (often a single-family lot with the proper zoning for a multi-family), tear down any existing structure, and build the new multi-family property in its place.

To maximize returns and mitigate risk, we focus on apartment buildings and townhomes with a comparatively low number of units (typically 4-10 units). Not only are these smaller projects faster to develop and build, but it’s also easier to get the required building permits. The shortened development timelines allow us to project returns more accurately. Just as importantly, smaller buildings are in higher demand. Renters appreciate the neighborly vibe of smaller communities, and when it’s time to sell the building, there will be more buyers in the market for minor development.

RBS gives you deal-by-deal control. Rather than investing in a portfolio of unknown projects, you get to review the property details (including the address), financial breakdown, and development plan for each of our developments and choose the most interesting projects.
The Option to Continue Into A Rental Investment
Our multi-family development projects come with two different options. If you want to invest your money in the development phase and exit once it is complete, that is possible. But some of our properties also have the option to continue into a long-term multi-family rental investment. Our real estate analysts will review each development's rental income and appreciation potential to determine if it should be held in our long-term portfolio. If it makes financial sense for the investors, we will offer the option for you to continue with the next phase of the property as we rent it to qualified tenants. This allows you to take advantage of tax benefits, property appreciation, and passive rental income. Another benefit of continuing into a rental investment is that you can choose to reinvest your profits from the development (to compound your interest in the rental phase of the project) or to pull them out of the deal and continue only with the initial investment amount. Please note that your shares may be deluded based on the amount you invest in the rental phase of the deal. If you decide to continue your investment from the development to the rental phase, you can lock in a three-year investment. Every three years, we will reevaluate the property and allow investors to continue their investment for another three years
The Option to Exit After the Development Phase
If you prefer a short-term investment and don't want to continue into a long-term rental, you can exit the investment once the development phase is complete. New investors will then have the chance to purchase your shares based on the property's new appraised value.
Flexible Options to Create Recurring Income
Rather than cashing out when the development is complete, you can continue your investment into multi-family rentals, which allows you to benefit from passive rental income.

We strive to get the lowest price to have the most significant possible margin to work with and negotiate the best terms on our construction loan to minimize interest rates and loan fees. In most cases, we tear down an existing structure and grade the lot for the new structure according to design plans by our team of architects. We consider the layout, design potential, and value-added features like extra parking or rooftop decks. With the lot prepared, our construction team can build a modern multi-family building that will generate instant demand from renters and potential buyers. Ownership of A Piece of Ghana Real Estate

Multi-family home developments are opportunistic real estate investments. We build brand-new multi-family apartment buildings from the ground up for these projects.  RBS sources funds from multiple investors, which allows you to own a piece of a multi-family property without the financial burden of funding the property on your own. 

Multi-family apartment buildings are in high demand in the Ghana market. Buildings with fewer units are in greater demand than larger apartment communities, so RBS focuses on developments of this size. This also helps us to shorten timeframes and limits risk. 

These projects range from 12-18 months, which makes this the perfect opportunity for investors looking to grow their money without tying it up long-term.  Because of the substantial value added by building from the ground up, RBS's multi-family developments will have some of our highest yield returns.

Location

The demand for real estate in Accra remains high year after year. Accra offers an exceptionally dynamic economy with Ghana's most extensive manufacturing base, a fast-growing tech industry, and an increasing number of venture capital startups. Add the attraction of the entertainment industry, the appeal of year-round sunshine, and the desire to live in one of the most exciting cities in Ghana, and it's easy to see why Accra has a proven record of consistent demand. 

Limited supply is another critical factor in the value of the Ghanaian real estate market. Housing in Accra is sprawling and limited by geographic boundaries, including the ocean to the west and the mountains to the north and east. The high demand and low supply have driven Accra to become a market leader in rent growth and property appreciation.

Property Information

The current property is a distressed single-family home. The house was purchased for the property lot and location and has the proper zoning code to build a multi-family property on this land. The current structure will be torn down to create space for the new multi-family home. 

The property is centrally located in the heart of Accra, with easy access to everything Accra has to offer: high-end restaurants, nightlife, entertainment, shopping, excellent schools, and unlimited employment opportunities. This property is near Kotoka International Airport, close to all major freeways. It is a charming residential street in a growing neighborhood. 

Design Strategy

RBS's multi-family developments are designed to meet today's renters' and buyers' unique needs in Accra. Most apartments in Accra are studios, one-bedroom, or two-bedroom. But rents have gotten so expensive that most individuals need help to afford to live alone. Today's renters are looking for three, four, or even five bedrooms to have more roommates to make the rent more affordable. Similarly, more growing families are renting today because they can't afford to buy. These families are also looking for apartments or townhomes with enough space to accommodate multiple children and a home office.

RBS is meeting these needs by designing open living areas and 3-5 bedrooms and bathrooms to make co-living with roommates more comfortable. By designing properties in high demand with renters, we make the property more valuable to the investors who will buy it once it is built. 

Development Plans

The development starts by preparing the lot for the new multi-family structure. We will tear down the existing property and grate the lot for the new build. Our architects will create a modern multi-family structure tailored to the specific lot and designed to appeal to today's renters. Once the permits are approved, our construction team can build the multi-family property. 

The new building will include two separate three-story structures with on-site parking for the residents. Each unit will define upscale urban living with high-quality appliances, stunning color combinations, and open floor plans. Each bedroom retreat will have a private ensuite bathroom and a spacious closet. Balconies and terraces will provide outdoor living spaces to enjoy the Ghanaian weather.

Investor Progress Updates

RBS manages every step of the construction process. We will keep investors up to date through the user-friendly online dashboard, where we will display the project's progress bar and upload progress photos of the construction of the property. We will also send email updates when the project moves from one status to another

Project Timeframe

The initial timeline of this project starts the day we open escrow for the purchase. Then we follow the process of closing on the home, designing, permitting, demolishing, and building. When the construction is complete, we take final property photos, list the property for sale, and advertise it to qualified buyers. The timeline ends the day we close escrow on the sale of the property. When the development has been sold and escrow closed, our accounting team will calculate the financials and send the investor distributions within ten business days.

Investment Period

Investors can enter the opportunity anytime while it is listed as an "Open Investment." RBS purchases the property with our capital, then replaces our original funds with investors' funds as they are received. Your return on investment will be prorated based on the day you join the investment. To get the most out of the deal, join the opportunity in the earliest stage possible.

The opportunity will be open until it has been fully funded or until RBS decides to close the investment by keeping its capital and stake in the deal.

Note: Investors receive their disbursement after the property has sold. There are no disbursements or dividends throughout the investment period for new development projects.

Financials

This property is partly financed with a construction loan. RBS Investment secures the loan.

Legal Structure 

This investment is held in a stable LLC ownership structure. The LLC will offer Class A Units to prospective investors following a Subscription Agreement. The economics and management of the LLC will be governed by an Amended and Restated Operating Agreement to which each investor will agree to be bound when investing in the LLC. 

RBS Investment is the Managing Member and owner of Class B Units in the LLC (and has all voting rights). Investors are the members and owners of Class A Units in the LLC. As a holder of Class A Units, you have an indirect economic interest in the real property asset held by the LLC. The number of Class A Units issued to you is based on the amount you invest and the value of the equity in the underlying property at the time of investment.

Tax Reporting

The LLC will issue a Schedule K-1 to each investor at the end of each fiscal year, which can be used by the investor when preparing annual tax returns.

Placing An Investment

To place an investment, select and inform us of the amount you wish to invest.

You will be guided step-by-step to finalize your investment request. You will be given the wire transfer information when your investment has been placed. You will have five business days to send the wire transfer and secure your place in the investment. 

You will receive an email notification when we receive your wire transfer and your active investment. You can then access the legal certificate that confirms your status as a member of the LLC that owns the property. This certificate will also confirm the number of shares you own. RBS will email the investment contracts, which can be viewed and downloaded anytime.
